A typical home inspection includes:

  • STRUCTURAL
    Roof, Foundation, floors, walls, ceilings, stairs.
     

  • BASEMENT/CRAWL SPACE
    Ventilation, insulation.
     

  • ELECTRICAL
    Service capacity, over-current protection, relative age of wiring, representative number of switches, receptacles, fixtures.
     

  • HEAT/AIR CONDITIONING
    Furnace/boiler, visually accessible sections of chimney flues, compressor, exhaust stacks, ducts, pipes, registers, radiators.
     

  • PLUMBING
    Water supply and drainage, water heater, fixtures.
     

  • GENERAL INTERIOR
    Ceilings, walls, floors, stairways, railings, windows, doors, cabinets, counters, built-in appliances, fireplaces, and flues where visible. Attic insulation and ventilation.
     

  • GENERAL EXTERIOR
    Walls, trim, driveway, garage, grading, walks, steps, porches, decks, chimney.
     

  • ROOF
    Roof coverings, flashing, valleys, gutters, downspouts.

 

 

 

   Examples of items not included in a home inspection:

  • Building code compliance

  • Environment  issues (e.g., carcinogens, mold, etc.)

  • Underground equipment (e.g., oil tanks, lawn irrigation systems, etc.)

  • Flood-plain determination

  • Swimming pools, hot-tubs, whirlpools, saunas

  • Insects, rodents, etc.

  • Wells, on-site sewage systems

The purpose of a home inspection is to help buyers make informed decisions regarding the general condition of a home prior to purchase. We encourage our clients to attend the inspection. Relevant observations are explained along the way and questions are welcomed. A written list of material defects is available on-site, upon request.

The full, written report is available within 24 hours.

This report is an easy-to-read narrative that contains the findings of the inspection and offers suggestions for home maintenance.
